Changes to permitted development rights in recent years make it easier than ever to carry out barn conversions in areas like Holmfirth. No part of the extension should be taller than the highest point of the roof

The materials used for house extensions, except with conservatories, must be similar in appearance to those used on the existing property

The eaves of an addition should not be higher than the eaves of the original building

Side-return house extensions must not exceed 4m in height, or more than half the width of the property

The roof pitch of double- or multi-storey extensions must match that of the existing build

No balconies, raised platforms or verandas permitted

Double-storey house extensions must not be within 7m of the rear boundary
Limitations also apply to properties located in a conservation area, a national park, a world heritage site or any area of outstanding natural beauty in Holmfirth.
New Builds
Unlike house extensions and conversions, planning permission for new builds relates to the plot of land itself rather than the property. If the plot in question does not come with pre-approved planning approval, you can apply for permission before or after purchasing it.
